Pboyles IV looked at your posted facts but they are not even remotely about sj capital group, it makes me wonder why you would post your conjecture as fact? it only makes you look like a fool. Do you have any facts maybe the contact details of this 75 year old veteran that lost 100k that land banking isn't a scam would be helpful.
 
do you have any facts pboyles relavant to them. any facts at all would be welcome

easy thing to do is research the land parcels they have for sale, eg find the local authority and look at their future planning pdf's. if the parcel of land is way outside the future development plan envelope, then i suggest you leave well alone.

same goes if you've already bought in. though if you've jumped in on zero due diligence, who's a silly billy ;)

One of the links explains land banking and how people get scammed. The second was a previous thread here about SJ. Its clear from their website that SJ Capital Group are selling small plots of land that don't have planning permission with the promise that permission will eventually be received and you will make a profit. That is called land banking and it is a widespread scam in the UK.

No, SJ Capital are a scam because they're selling plots of land that will 'soon' get planning permission and then the plots will shoot up in value. Easy money for the investors!

Has there ever been a land banking firm that ISN'T there to stuff naive investors up? No there hasn't because good plots of land ARE NEVER packaged up and sold this way.

So if anyone can't work out that ALL companies operating like this aren't scams then sorry, you're a moron, and a naive one at that.

And by the way, did you all know that one of the main guys behind UKLI, one of the UKs biggest land banking frauds is working for SJ Capital...............

Brian Smith BA (HONS) MRTPI was the 'Strategic Land Director' of UKLI, as I said, the most notorious and shameful of all the past Land Banking scam companies, and that's really saying something.

Now he's the 'Stategic Land Director' of SJ Capital, although SJ don't like this fact to be known. Who would have thought that?

And good old Brian also seems to be working as the 'Stategic Land Director' of another land banking firm Land Hold Capital - Landhold Capital - Strategic Land Investment.

Landhold Capital seems to be headed by a one Paul Charney who was also heavily involved in UKLI.

So whatever way you look at this, whether it be Brian, Paul, UKLI, SJ Capital or Landhold, it stinks to high heaven.

Buyers beware because if you buy 'potential' development land through these companies thinking you're going to make easy money, well, you're going to find out the word 'potential' means just that. Or to put it another way, you're all being setup to buy worthless land...........

PS. Here's a tip that will save you all money. Before you get sucked in by the smooth and agressive salesmen (hurry up, the land is selling out fast, if you don't buy soon you won't make any money) TALK TO THE LOCAL COUNCIL'S PLANNING DEPARTMENT ABOUT THE LAND. Do that and there's a 100% chance you'll be shocked what the Council tells you in regards to the people who are trying to sell you the land.

PPS. Also for those thinking of buying the land. Do you realise who owns the land at present? yes, it's the people trying to sell it to you (although they'll probably deny it). So if the value is 'soon' to zoom higher, why are they being so nice to you and letting you make lots of cash, surely the more sensible strategy for them would be to keep it and make all the money. Would you do that, or would you let strangers buy it and make the easy money? The reason is of course simple, the land has a very slim it anything chance of ever getting planning so the land banking company is trying to stuff you up with worthless land......And if you're a buyer you're too naive to even realise it.........

And by the way, has anyone noticed that ALL the people interviewed who bought land have one thing in common - THEY'VE FOUND THEMSELVES WITH A WORTHLESS PLOT WITH NO CHANCE OF GETTING PLANNING.

Who would have thought of that, because ALL of them when they bought the land would have been told that getting planning was almost a 'sure thing'. Well, the only 'sure thing' when buying these plots is you're going to lose 99% of your money.
